Stayed for 6 days last week. Some areas are showing wear and tear but our room was bright and new. We were on the 5th floor. Everyone was really helpful and pleasant. The boat service to Hollywood studios may not be running yet but there is bus service. Parking is 24 bucks a day and valet is 33. Honestly given the walk to parking I would pay the extra 9 bucks and valet, I did. They bring your car up as much as you want for free. Resort fee was 27 bucks a day but was included in our Costco package. It's quite far from Magic kingdom but close to the other three, including walking distance to epcot. No issues with it just make sure you ask for a room that has been redone.

It is not owned by Disney, but is on the Disney property, right next to Epcot, in the boardwalk area. Some Disney perks (like the magical express) are not included. Others, like extra magic hours and fast pass+ are.
